The Bond Origination Process

01. Pre-qualification and -approval

Being pre-approved allows you to choose the best offer from any financial institution, not just your own bank. Our bond origination partners help you determine what home loan you qualify for and get you pre-approved.

02. Documentation submission

The next step is to perform a credit check. The bond originators will need the following documents to continue with the application process:

  • Three months’ bank statements
  • Three months’ pay slips
  • Proof of identification, and
  • Proof of address

Is it possible to get 100% financing in a newly registered entity?

Absolutely! We do it all the time for our clients by providing a solvent and non-trading letter to the bank. The bank will use the affordability of the directors or trustees to sign surety on behalf of the entity.

Should I rather take a 30-year bond or a 20-year bond?

Everything about property investment is about cash flow, so as a property investor, rather take a 30-year bond than a 20-year one. The better the cash flow, the more properties you can own and with a 30-year bond, your monthly bond payment is less, improving your cash flow. Keep in mind that if you take a 30-year bond, you’ll have 10 extra years to refinance the property.

Is it wise to refinance my property?

If you are a responsible property investor, refinancing can greatly benefit you. The capital you make available through refinancing can be used for cash reserves in your existing property portfolio (cash is king), or you can use that capital to acquire your next investment property, as this can pay for the transfer fees, bond registration costs and deposits, if applicable.

How important is my credit score?

Your credit score is incredibly important for you as a property investor! A better credit score results in a better loan and better terms.

How do I build my credit score?

Have some credit cards or retail or clothing accounts but don’t max them out. Pay them diligently every month. Remember that it is still possible to get financing with a poor credit score, but a good credit score increases your chances and the terms.

Would the banks finance it if I want to install solar on one of my properties?

Absolutely! Nowadays, banks are willing to finance up to 100% of solar installation.
